PASSIVE OFFICES Brussels
In 2013 CBA won an architecture competition with some importance in the field of passive offices with the above-mentioned office building, located at the foot of the Parc du Cinquantenaire! The client allowed the competitors to decide freely whether to demolish or renovate the current building. Our concept –taking a stance on reconversion- provides a suitable design solution to the shortcomings of the existing office building. Conserving the concrete skeleton is not only cost-reducing, it also lowers waste-production and shortens the construction period considerably.
The deep plans of the volume were adopted to offer luxurious loggias for all apartments spanning the entire width of the living rooms. The loggias double as an efficient structural solar shading.
Level 7 and 8 are approached as separate entities in terms of façade typology and materialization, to alleviate the base volume and give the entire building block a seemingly more modest size. Along the south-east facade the 2 ‘empty’ corners are filled in with terraces to increase the temperance of the overall volume. The airy open corners gives the building more enjoyable and readable outlook, considering its residential program. The spacious terraces are an extension of the living rooms and enlarge it both functionally and visually.
